Ladder length
Required ladder length = Floor-to-floor height + 100mm
The extra 100mm provides an overlap so the ladder extends slightly above the loft floor level, ensuring safe entry and exit.
Hatch sizing (manufacturer / industry norms)
- Manufacturer standard hatch: 562 × 726mm (e.g. Manthorpe GL250); ~530 × 530mm is the recommended practical minimum for personal access
- 2-section ladder: Fits a standard hatch; comfortable from about 726 × 566mm
- 3-section ladder: Very small minimum opening — the Werner 76003 quotes 380 × 400mm — so a standard 562 × 726mm hatch fits comfortably
- Concertina ladder: Fits a small opening from about 600 × 600mm
Don’t confuse the hatch opening with the in-loft storage clearance. A folded 3-section sliding ladder needs roughly 1120mm of horizontal space and about 710mm of headroom behind the hatch inside the loft (Werner 76003 figures) — that is the room for the stowed ladder, not the size of the opening you climb through.
None of these are statutory minimums — there is no Building Regulations minimum loft hatch size. A habitable loft conversion is different: it needs a fixed staircase to Approved Document K (maximum 42° pitch, minimum 220mm going) and, where there is no protected stairway to a final exit, an escape window to Approved Document B (clear openable area ≥0.33 m², at least 450 × 450mm, sill ≤1100mm above floor). A drop-down ladder and hatch are not adequate for a habitable room.

The horizontal footprint when deployed is estimated as ladder length × cos(deploy angle), using a typical ~70° angle (cos 70° ≈ 0.342). This gives an indicative idea of the clear floor space needed beneath the hatch — always confirm against the swing and landing clearance in the ladder manufacturer’s installation instructions.

There is no statutory minimum loft hatch size in the UK Building Regulations. 562 × 726mm is the common manufacturer "standard" hatch (for example the Manthorpe GL250), and around 530 × 530mm is the widely recommended practical minimum for comfortable personal access. A sliding loft ladder needs a surprisingly small opening — the Werner 76003 3-section ladder (to BS EN 14975) quotes a minimum loft opening of just 380 × 400mm — so a standard 562 × 726mm hatch fits it comfortably. The larger ~1120mm figure sometimes quoted is the horizontal space the folded ladder takes up inside the loft, not the size of the opening. Where a concealed boiler flue passes through the loft void, Approved Document J (and Gas Safe Technical Bulletin 008) calls for an inspection hatch of at least 300 × 300mm, positioned within 1.5m of every flue joint so the whole flue can be inspected.
Three-section sliding aluminium ladders (like the Youngman Easiway or Werner range) are the most popular choice in UK homes. They fold compactly into the loft and are suitable for floor-to-floor heights up to about 3.0m (the Werner 76003 spec is 2.13–3.0m). Two-section ladders suit lower ceilings (up to 2.6m). Concertina (scissor) ladders are ideal for very tight spaces as they fold vertically and need a smaller hatch opening.
Floor-to-floor height is measured from the finished floor surface of the room below (where the ladder feet will rest) to the top surface of the loft floor (on top of the ceiling joists). This is typically ceiling height plus the depth of the joist and floorboard above. In most UK houses, floor-to-floor height is between 2.5m and 2.8m.
You need clear floor space below the hatch for the ladder to deploy. The horizontal floor projection is roughly the ladder length multiplied by the cosine of its deploy angle: a 2.6m ladder at about 70° from horizontal projects around 0.9m (2.6 × cos 70° ≈ 0.89m). This calculator estimates that footprint for your inputs, but it is indicative only — always check the swing and landing clearance stated in the ladder manufacturer’s installation instructions, and never position the hatch directly above stairs or in a narrow corridor with insufficient landing space.
If you are installing a loft ladder purely for access to storage (not a habitable room), Building Regulations approval is generally not required. However, if the loft is a converted habitable room, the staircase or ladder must comply with Approved Document K. A proper fixed staircase is normally required for habitable loft conversions — a loft ladder is not adequate.
